If you’re looking for what to do with that leftover Valentine candy, look no further! This is the easiest, gooiest, chocolaty-ist cup of love you’ll ever eat. Trust me. And it’s portioned controlled so no guilt, right? Unless you’re like me and you can’t stop at just one 🙂
Candy Bar Lava Cakes
2 eggs
1/4 cup cocoa powder
2 ounces unsweetened chocolate, melted with 1 tablespoon butter
3 cups powdered sugar
1 teaspoon vanilla
4 mini Milky Way, full-sized Reese’s cups, or other favorite candy bar
Spray an extra-large muffin tin, or 4 small ramekins, with nonstick baking spray (the sort with flour in it). Whisk together the eggs, cocoa powder, melted chocolate, and powdered sugar. Spoon a small amount of batter into the bottom of each muffin tin or ramekin. Place your candy bar on top. Cover with the rest of the batter. Bake in an oven preheated to 350 degrees for 12-15 minutes, or just until the top of the cakes have set. Remove from the oven. Cool slightly before turning out onto a plate. Serve topped with ice cream. Enjoy!

Home ownership is synonymous with the American Dream. It is the foundation on which the country was built. So why then is home ownership at an all time low?
Enter President-Elect Donald Trump and the numerous ways his presidency could affect the housing market.
1. His transportation and infrastructure plan should create jobs and boost wages which in turn should lead to a greater housing demand. However, his statue on illegal immigration could limit price growth.
2. Trump believes that the lack of inventory is due to the high cost of regulation (25%) which he believes should be closer to 2%. While most regulations are set at the state and local level where his voice should have little sway, Trump is, if nothing else, a guy who builds buildings. So maybe he knows a thing or two.
3. Mortgage rates affect home ownership as much if not more than anything else and with the FED pushing to move faster, rates could jump even higher and home values would flatter, maybe even decrease. It is believed that Trump will have a lot of say in this. It is believed he will move the government controlled Fannie Mae and Freddy Mac Mortgages to private hands as well as undo the Dodd Frank act which as he put it, “simply does not work for the working people”.All in all, if the dismantling goes as planned, Trump’s presidency should make it easier for banks to lend to average americans which would in turn increase the buyer populations and increase home sales and prices.
The biggest danger is in loosing the regulations to the point of another housing bubble.
As they say, only time will tell.

Crazy Halloween Blondies
MAKES: 24 servings
Ingredients
1 cup butter, melted
2 cups packed brown sugar
2 eggs
2 teaspoons vanilla extract
2 cups all-purpose flour
1/2 teaspoon baking powder
1/4 teaspoon salt
1 cup chopped pecans, divided
2/3 cup milk chocolate M&M’s, divided
2/3 cup chopped candy corn, divided
2/3 cup coarsely chopped miniature pretzels, divided
2/3 cup miniature semisweet chocolate chips, divided
2/3 cup butterscotch chips, divided
1 jar (12 ounces) hot caramel ice cream topping
Directions:
Preheat oven to 375°. Line a 13×9-in. baking pan with parchment paper, letting ends extend up sides; grease paper.
In a large bowl, beat melted butter and brown sugar until blended. Beat in eggs and vanilla. In a large bowl, mix flour, baking powder and salt; gradually add to brown sugar mixture, mixing well. Stir in half of the pecans, M&M’s, candy corn, pretzels, chocolate chips and butterscotch chips.
Spread into prepared pan. Bake 20-25 minutes or until a toothpick inserted in center comes out clean. Cool completely in pan on a wire rack.
Spread caramel topping over bars; sprinkle with remaining pecans, M&M’s, candy corn, pretzels, chocolate chips and butterscotch chips. Lifting with parchment paper, remove from pan. Cut into bars. Yield: 2 dozen.

Some of you may remember when Trail Mix was nothing more than GORP. ANd for those of you who don’t, GORP stands for “Good Old Raisins and Peanuts”. Pretty boring right?
Well fast forward to 2016 and the internet and blogs and you’ve got a million different sweet, savoy, spicy, salty combinations that are sure to please anyone..
Here are two of our favorites. What are yours?
Happy, Healthy Trail Mix
1 Cup of Walnuts
1 Cup of Pumpkin Seeds (salted or unsalted, your preference)
1 Cup dried cranberries
1 Cup dried Cherries
1/2 cup Dark Chocolate Chips
* toss everything together and place in an airtight container
Toddler Trail Mix
1 Cup Cheerios (we like honey nut)
1 Cup goldfish
1 Cup pretzels (sticks)
1 Cup mini marshmallows
1/2 Cup raisins

How to make the most of open houses.
I was reading an article in Realtor Magazine on how to make the most of open houses… There’s an on-going debate as to whether or not open house actually bring it buyers. With the intranet literally at our fingertips 24/7 (think cell phones), wouldn’t it be fair to assume that most of the “real” buyers are doing the majority of their house hunting online?
Is the era of the “open house” coming to an end?
Some agents will tell you its a waste of time and others will swear up and down that their track records show open houses do indeed get the house sold.
Whichever side of the fence they’re own, all agents agree that open house serve as a “prospecting opportunity; a way to pipeline future business.” Others see it as an outdated waste of time.
However, if you’re one of those who still believes open houses sell houses then here’s a list of ways to make your Open Houses more successful:
1. Use the intranet to your advantage – promote it as widely as you can and as early as you can! A week in advance is a good place to start!
2. Put out signs: and put them out early.. usually 3-4 days in advance is good.
3. Develop a rapport with the people coming in the door! – don’t just stand there, as them what they are looking for, what they like, and try and market the home!
4. Use the neighbors to your advantage. They are likely to be the best marketing tool you’ll have! Invite them to the open house or at the very least make them aware of it. They want good neighbors so they will make their yard/curb appeal look its best and in turn that will be a big turn on for buyers stopping by.
